Buzzer access for a subletter or a short stay

A subletter needs to answer the buzzer for as long as they are there and not one day longer, which is the opposite of what a lobby panel is good at. Putting their number in the panel takes days to arrange, days to undo, and often gets forgotten. Adding them behind a number that belongs to the apartment makes both ends immediate.

Somebody has your room from May to August. They will get deliveries, have friends over and need a technician in at some point. All of that runs through a buzzer that currently rings you.

Why the panel is the wrong place for this

A lobby panel entry is designed to be permanent. It is changed by a written request to property management, and it takes a few business days each way.

So a four month sublet means two requests, two waits, and a real chance the second one never gets sent. Old numbers sit in panels for years, which is where a lot of buzzers still ringing strangers come from. What that looks like later.

What a subletter actually needs

  • To answer the buzz while they live there.
  • To stop being able to, on the day they leave.
  • To not have their personal number filed with a building they have no relationship with.
  • To not need you awake and reachable every time somebody knocks.

The last one matters if you are travelling, which is usually why the sublet exists.

The lease part

Buzzer access is a practical question and subletting is a contractual one. Most Toronto leases have something to say about subletting, and some buildings want the occupant on record.

Questions people ask

Can I just let my subletter use my phone number?

The buzz goes to whatever phone the number rings, so it would ring you rather than them. Giving somebody access means their phone being reachable, not sharing an account.

What if I am away and they cannot get in?

That is the scenario worth setting up for. If their phone is on the apartment list they answer their own buzzes and you are not part of the chain at all.

Do I have to tell my building about the subletter?

Check your lease, because many Toronto leases require notice or approval. The buzzer question is separate and does not replace that conversation.

Can I add them for less than a month?

There is no minimum on who is on the list. A weekend guest, a house sitter or a four month subletter are all the same operation.

What happens to their access when they leave?

You remove their phone and it ends immediately, with everybody on the apartment notified that the list changed. Nothing is left in a building directory to be forgotten about.
