How apartment buzzers actually work
An apartment buzzer is a telephone dialler wired to the door lock. A visitor keys your unit number into the lobby panel, the panel looks up the one phone number stored for that unit and calls it, you answer on an ordinary phone, and when you press the door digit the tone travels back down the call and tells the panel to release the lock.
Most people never think about the buzzer until it stops doing what they want. Then it turns out nobody knows how it works, including the building.
Here is the whole thing. It is shorter than you would expect.
The five steps
- A visitor enters your unit code They key your unit number into the lobby panel, or scroll a directory and press call. Some buildings use a directory code that is not your apartment number, which is a deliberate privacy measure.
- The panel looks you up The panel holds a directory: one line per unit, with a name to display and a single phone number to dial. It reads the number on your line.
- The panel places a phone call An ordinary outbound call over the building phone line, billed to the building. The lobby speaker and microphone become the handset at that end.
- You answer, wherever you are Your phone rings like any other call. The panel has no idea whether you are upstairs or in another country.
- You press the door digit Your keypad press sends a tone down the call. The panel is listening for that specific tone. When it hears it, it energises the door strike and the lock releases.
The tone is the whole trick
The one part worth understanding properly is the door digit, because it explains almost every problem people have.
When you press 9, your phone plays a pair of audio tones into the call. This is called DTMF, and it is the same mechanism that lets you navigate a phone menu at the bank. The panel is not receiving data. It is listening to audio and recognising a sound.
That is why the door digit is fragile. Anything in the path that compresses, filters or re-encodes the audio can damage the tone enough that the panel does not recognise it. Two of those five come up constantly: calls going to voicemail and a buzzer still ringing whoever lived here before you.
Why it only rings one phone
Because the directory line has one phone number field. The panel dials it. There is no second field. Full explanation, and the ways around it.
Every workaround exploits the same fact you have just read: the panel is placing a normal phone call to a normal number. If that number happens to ring 4 phones instead of one, the panel neither knows nor cares. That is the whole of what BuzzMeBro is doing, and it is why nobody has to install anything to receive a buzz.
Smart intercoms are a different animal
Newer systems replace the phone call with an app notification and a video feed. They can notify several residents at once, which solves the one-number problem properly.
They also cost the building a lot of money and require rewiring the lobby, so whether you get one is a decision for your condo board or property owner. It is not something you can arrange as a tenant, which is why the phone-call workarounds still matter.

Does the buzzer work if I am not home?
Yes. The panel places a phone call to a phone number, so it reaches you wherever you are. You can open your own front door from another city, which is worth thinking about before you give anyone the ability to.
Who pays for the buzzer call?
The building, because the call originates from the building phone line. This is why many buildings will only store local numbers in the directory.
Can the building hear my conversation?
The lobby panel is a speakerphone in a public space, so anyone standing near it can hear your side of the call while it is connected. The building does not record it, but the lobby is not private.
Why is my name not in the lobby directory?
The display name and the phone number are separate fields on the same line, and updating one does not update the other. Ask your property manager to check both when you move in.
